Carbondale City Council to consider Fox Creek’s request to construct three duplexes

The Carbondale, Illinois City Council to consider a request by Fox Creek and Associates LLC for the construction of three duplexes in the PA, Professional Administrative Office District located at 1100 and 1110 Black Diamond Drive at its meeting, Tuesday, Feb. 23.

Fox Creek wants a Special Use Permit so that it can construct the duplexes. The location, which is presently vacant, is around 1.1 acres.

The duplexes, once developed, will be a part of the Sun Valley Apartments development. The company wants to construct two duplexes with access off of Black Diamond Drive and another off West Striegel Road.

Preliminary plans for the location have been submitted. The company is going to submit a complete set of plans before the construction takes place. The site is similar to the multifamily residential uses located to the south, east and north of the property.

A public hearing was conducted by the Planning Commission on Feb. 10. The commission voted five to zero in favor of the approval of the Special Use Permit request. A public hearing notice was published on the Southern Illinoisan newspaper on Jan. 24. Eleven property owners within 250 feet of the subject property were notified of the hearing by certified mail.

The council will also discuss the ordinance amending title five of the Carbondale Revised Code to Add a Section “D” for food trucks and the ordinance amending title 18 chapter 16 of the Carbondale Revised Code regarding the use of golf carts on public streets. It will also talk about a proposed boundary agreement with the City of Murphysboro and the Southern Illinois Airport Annexation Agreement.
