Old Business

I. Comprehensive Plan

Nothing to report

II. East Industrial Park Expansion Project

Mueller reported that using a 2.5% growth rate does indicate that we will need a lefthand turn lane into the industrial park in the 3rd phase. Changes have been made to the latest report by IDOT. The IDS part of the project will be next. Nevois asked if the RBI project will impact the traffic since it is so close to the Industrial Park. Mueller indicated that it could. Volkert suggested moving on and resubmitting the traffic study years into the future before the development of phase III.

III. Dollar General Update

Mark Guebert has been working on the property.

Paul Ray added that there are two issues with the Dollar General property. The owners will be coming with easements for the portion of the property that the building occupies. Ray has approved the final plat with them. The portion of the property that they want to donate has a mortgage on it. They will need to get the mortgage removed prior to the city accepting it. Ray is waiting on changes on the mortgage we can move forward.
